Move-in & move-out cleaning service scope · All job topics
Why the price can differ
The quote should specify actual received condition, room and bathroom count, storage interiors and appliance compartments. Access delays or delivery overlap can change the practical work window. Ask whether the provider allows a condition update after possession and how an expanded scope will be approved, especially if the initial estimate relied on listing photographs rather than the current suite.
Compare move-in proposals with the same timing, empty condition and interior-task list. A pre-furniture clean can reach more floor than a later occupied visit, but it may involve neglected cupboards or appliances. Ask which completion records are included and what happens if keys are delayed. The meaning of move-in should be written as tasks, not left as a label.
Materials and included work
The method must suit the suite’s actual materials, including any fresh finishes installed before possession. Separate kitchen and bathroom tools and select appliance-interior products by the model instructions. A preference for disinfecting should be discussed as a defined optional step, rather than describing an ordinary move-in clean as sterilisation or assuming stronger chemicals improve every surface.
Move-in cleaning excludes property inspection, pest clearance, construction cleanup, repair work and certification that a suite is free from contamination. Unknown dust after renovation, active leaks or pest evidence require separate advice before ordinary cleaning proceeds. Items left behind are not automatically rubbish, and the cleaner should not discard them without the responsible person’s explicit direction.
Ask these questions in writing
- Can the scope be updated after possession photographs are available?
- Which storage and appliance interiors are included before unpacking?
- How will delivery delays or newly found renovation debris be handled?
Inspect after possession where practical and identify the areas the new household wants completed before unpacking. Ask about recent painting, lingering belongings, appliance contents and any property-manager repair work. Photos should show the condition on receipt. Separate ordinary dust and food residue from damage, pest evidence or renovation deposits that need a different service assessment.
Account for access and change approval
Coordinate concierge permission, key collection, elevator bookings and delivery timing so the suite stays available long enough to finish. Empty rooms still contain fixed appliances and high glazing that may not be reachable. Define balcony access separately. The cleaner should have a clear lock-up plan if the new occupant cannot attend the final review in person.
A remote appraisal can change after hands-on review. Ask what condition changed, which options are available and how the revision affects the scope before approving extra work. If a material gap remains unexplained after matching the scope, seek an independent second opinion.
Planning example
One move-in quote includes only visible room surfaces and another includes cupboard and refrigerator interiors. The occupant requests the same pre-unpacking checklist from both providers. Handling a box of belongings left by the previous tenant is assigned separately to the responsible person. This avoids an unrealistic expectation that ordinary cleaning automatically includes disposal decisions or every interior task within a single unexplained move-in package.
Downtown Toronto context
A home near Union Station or CityPlace may have separate lobby and loading entrances. Include the actual service route, postal code and any building permissions. See the downtown focus perimeter and GTA enquiry guide before requesting a date.
