Condo handyman service scope · All job topics
Why the price can differ
Price depends on the number of doors, cause of binding, hinge condition, damaged screw locations and whether suitable replacement parts are available. Minor adjustment and rebuilding a damaged jamb are different services. State any diagnostic attendance charge and obtain approval before an adjustment becomes repair work.
A hinge adjustment can be smaller than replacing the door, but it is only appropriate when the hinge arrangement is the issue. Compare the cause being addressed, included parts and finishing obligations. A quote for tightening visible hardware is not equivalent to repairing damaged frame material.
Materials and included work
The estimate should distinguish a minor adjustment from replacing hinges or repairing damaged fixing material. Matching hinge dimensions and finish matters where replacement is proposed. Do not assume miscellaneous longer screws or a different hinge can correct an unknown frame condition without further assessment.
Fire-rated corridor doors, closers, security systems, structural movement and major frame reconstruction are outside this ordinary interior adjustment scope. Sudden widespread sticking or water-related swelling needs investigation. The job should not compromise a door required for fire separation, access control or another building function.
Ask these questions in writing
- Is this an ordinary interior door rather than a fire or security door?
- What cause is the proposed adjustment intended to address?
- Will hinge replacement or frame repair require a separate approval?
Observe where the door contacts the frame, whether the gaps change through travel and whether hinge screws or surrounding material are damaged. Ask when the problem began and whether moisture or other doors are affected. Identify whether the door has any fire or building-system role.
Account for access and change approval
The door needs room to open normally, with a clear and safe work area on both sides. Small condo bathrooms and closely spaced doors may restrict working position. Confirm whether pets, privacy needs or household movement require temporary arrangements while the door is being assessed.
A remote appraisal can change after hands-on review. Ask what condition changed, which options are available and how the revision affects the scope before approving extra work. If a material gap remains unexplained after matching the scope, seek an independent second opinion.
Planning example
One estimate includes a minor hinge adjustment only; another allows for replacing damaged hinges and repairing weak frame fixings. The owner asks each provider to state the diagnosed cause and the proposed finished outcome. If the cause remains uncertain, the attendance and change-approval terms are clarified. Comparing the two headline prices alone would hide the difference between limited adjustment and repairing damaged supporting material.
Downtown Toronto context
A home near Union Station or CityPlace may have separate lobby and loading entrances. Include the actual service route, postal code and any building permissions. See the downtown focus perimeter and GTA enquiry guide before requesting a date.
