Why the price can differ
Price depends on the occupied condition, bathroom and kitchen soil, amount of exposed surface and optional tasks. Square footage alone may understate the effort in a tightly furnished studio. Ask how time is prioritised if access or clutter differs from the photos, and whether extra work requires the resident’s written approval before the scope or total changes.
Compare studio-clean quotes with the same occupied condition and optional jobs. A vacant studio turnover is not equivalent to cleaning around everyday belongings and a home office. Ask which priorities will be completed within the allowance and how unfinished optional work is reported; a detailed plan is more useful than a vague promise to clean everything.
Materials and included work
Match products to the studio’s particular finishes and keep kitchen and bathroom tools separated. Limited storage is a reason to carry an organised set of supplies, not to place open products on the bed or food surface. Fragrance preferences should be agreed because the cooking and sleeping zones share the same air and may lack a separate doorway.
A studio clean excludes decluttering, laundry, extensive dishwashing, inside appliances and bodily-waste cleanup unless the specific task has been separately assessed and agreed. The suite’s small area does not make every household job part of one appointment. Hoarding conditions, blocked exits or hazardous residues require a different assessment rather than pressure to finish within a basic allowance.
Ask these questions in writing
- Which surfaces must remain untouched for privacy?
- Are dishes, linens or organising optional agreed tasks?
- What are the first priorities if the time allowance is reached?
Assess the kitchen run, bathroom, accessible floor area and amount of countertop or furniture clutter. Ask whether the bed doubles as seating and which surfaces must remain untouched. Photographs should show the actual occupied condition rather than an empty listing image. Identify the resident’s first priorities if the booking has a fixed time allowance or limited access.
Account for access and change approval
Clarify entry, concierge instructions, visitor parking and the apartment’s usable water source. A folding bed, dining table or home-office chair may block access unless the owner has arranged a temporary position. Establish which windows or balcony doors may be opened. The agreed access plan should avoid repeatedly shifting belongings simply to reach the next zone.
A remote appraisal can change after hands-on review. Ask what condition changed, which options are available and how the revision affects the scope before approving extra work. If a material gap remains unexplained after matching the scope, seek an independent second opinion.
Planning example
Two studio quotes assume different things: one includes basic dishes and a linen change, while the other excludes both. The resident names the requested kitchen and bathroom tasks and asks how any remaining time will be prioritised. The appointment can then be compared sensibly. The suite’s small floor area does not by itself establish that sorting papers or washing accumulated dishes belongs in the same price.
Downtown Toronto context
A home near Union Station or CityPlace may have separate lobby and loading entrances. Include the actual service route, postal code and any building permissions. See the downtown focus perimeter and GTA enquiry guide before requesting a date.
