Move-in & move-out cleaning service scope · All job topics
Why the price can differ
Pricing should identify the empty condition assumed, appliance interiors, cabinet interiors, window coverage and ordinary soil severity. Residual furniture, packed boxes or rubbish can change access and effort. Ask for a process to approve material changes before work expands, and confirm whether inspection feedback leads to a defined review visit or requires a new service request.
Compare move-out estimates against the same empty-suite checklist and inspection timing. A standard household clean may exclude appliance and cupboard interiors, while a turnover quote may include them. Ask whether rubbish removal and wall washing are separately priced. Aligning these items gives a more meaningful comparison than choosing by total price while assuming every provider means the same thing.
Materials and included work
Use materials compatible with the now-exposed flooring, cabinet finishes and appliances. Empty rooms do not justify aggressive products on worn surfaces. Appliance interiors need model guidance and separate approval, while kitchen and bathroom tools remain separated. If the suite has recently been painted, the paint’s cure requirements should govern contact with new coatings during the final clean.
The service excludes guarantees about deposit returns, landlord acceptance, repair responsibility and legal compliance of the tenancy. Wall damage, carpet wear and appliance faults remain separate matters. Rubbish hauling, pest treatment, hazardous residues and work at unsafe height require another assessment. A move-out deadline does not make these tasks automatically suitable for a household cleaning appointment.
Ask these questions in writing
- Which landlord checklist items are expressly included?
- Must the suite be fully empty before arrival?
- Are appliance interiors, cupboards and a completion review included?
Assess the suite after packing where possible, listing appliances, cupboards, bathrooms, floors and interior glass. Ask whether the landlord or property manager supplied a specific checklist. Photos taken before furniture removal may hide important areas, so plan a condition update. Record damage separately; a cleaner cannot determine responsibility for every mark revealed during a move.
Account for access and change approval
Coordinate the booked access window with movers, elevator reservations and the return of keys. A cleaner arriving while furniture is still being carried through the suite cannot reasonably finish floors for handover. Clarify loading restrictions and garbage arrangements. Access behind connected appliances or beyond safe reach remains separate even when the property itself is completely empty.
A remote appraisal can change after hands-on review. Ask what condition changed, which options are available and how the revision affects the scope before approving extra work. If a material gap remains unexplained after matching the scope, seek an independent second opinion.
Planning example
Two move-out estimates differ because one assumes empty appliances and cupboards while the other includes clearing them. The tenant decides to empty everything personally and asks both providers to use that assumption. Interior windows and rubbish hauling are listed separately. The price comparison now reflects the actual handover plan rather than a package name that might conceal several substantial differences in labour and responsibility.
Downtown Toronto context
A home near Union Station or CityPlace may have separate lobby and loading entrances. Include the actual service route, postal code and any building permissions. See the downtown focus perimeter and GTA enquiry guide before requesting a date.
