Condo handyman service scope · All job topics
Why the price can differ
Shelf length, depth, quantity, product assembly, wall assessment, restricted fixing positions and finishing old holes affect the scope. Separate the cost of evaluating an owner-supplied shelf from installation that can only proceed if suitable. Any new shelf purchase requires approval rather than substitution during the visit.
A shallow decorative shelf and a deep shelf loaded with books are different jobs. Visible brackets can create a different support arrangement from a concealed system. Compare the same intended contents, shelf model and assessed wall condition, rather than treating shelf length alone as the scope.
Materials and included work
The shelf and its hidden support need to be treated as one specified system. A replacement bracket that looks similar may not match the shelf construction. The approved materials list should follow the product documentation and confirmed wall conditions rather than rely on a generic wall-plug assortment.
No photograph establishes a safe shelf load or confirms concealed services. Structural alteration, unknown damaged walls and work on prohibited common elements are excluded. A shelf intended for substantial storage may need a different system or specialist assessment rather than a stronger-looking generic fixing.
Ask these questions in writing
- Is my shelf system suitable for the confirmed wall and intended contents?
- Is an assessment fee payable if installation cannot proceed?
- Does the scope include removing and repairing previous shelf holes?
Check the shelf model, support system, intended contents, depth and manufacturer installation conditions. Review the wall surface, previous holes and any signs of movement. The worker must confirm whether the available wall construction and permitted fixing locations support the proposed system before accepting the installation.
Account for access and change approval
The shelf location must be reachable without leaning across delicate furniture or appliances. A condo kitchen backsplash, a wall shared with building services or a location above an occupied bed deserves particular assessment. Safe access and any permitted drilling restrictions should be resolved before installation is scheduled.
A remote appraisal can change after hands-on review. Ask what condition changed, which options are available and how the revision affects the scope before approving extra work. If a material gap remains unexplained after matching the scope, seek an independent second opinion.
Planning example
An installation estimate assumes the supplied shelf can be used with its documented support system. A second proposal includes evaluating an unknown wall and sourcing a different shelf if necessary. The owner requests separate lines for assessment, installation and any replacement purchase. This clarifies what remains payable if the first shelf is unsuitable and prevents an unapproved product substitution during the visit.
Downtown Toronto context
A home near Union Station or CityPlace may have separate lobby and loading entrances. Include the actual service route, postal code and any building permissions. See the downtown focus perimeter and GTA enquiry guide before requesting a date.
