Condo permissions, work hours and common elements

The person arranging access may be a tenant, owner, property manager or move coordinator.

Identify who can authorize the work

The person arranging access may be a tenant, owner, property manager or move coordinator. Make clear who has permission to approve the proposed job. Condo documents determine responsibilities for units and common elements, and a resident should ask management which rules apply. A contractor appointment does not override the corporation’s declaration, by-laws or rules.

Check what the work touches

A small-looking task can involve a wall, floor, ceiling, door or system that has restrictions. Ask before drilling into concrete, changing fixtures or attaching to surfaces that may be common elements. Fire-rated doors, shared services and building systems require particular care. Do not treat approval for one type of work as approval for another.

Match the appointment to permitted hours

Ask management about contractor access, noise and drilling windows, elevator reservations, loading procedures and any required documentation. These conditions vary by building. Keep the approval or instructions in writing and send the relevant details with the booking request. Allow enough time for equipment to reach the suite within the permitted window.

Plan the handover of access

Confirm who will meet the provider, how visitor registration works and how the property will be secured afterward. Share entry codes privately at the appropriate stage. If a fob or parking pass must be returned, decide who receives it. A building’s public lobby may not be its service entrance, and a passenger elevator may not be available for equipment.

Pause when the scope changes

If inspection identifies concealed damage, a shared system or work outside the permission obtained, stop and clarify responsibility. Regulated electrical, plumbing, gas, HVAC and structural work belongs with the appropriate qualified provider. Record the new finding and seek the required approval before continuing. Keeping the work within agreed limits protects the resident and the building.
