Make the scopes comparable
Compare the same job before comparing the totals. One painting quote may include surface repair and two planned coats while another covers only application to prepared walls. One assembly quote may include unpacking, anchoring and packaging removal; another may cover assembly alone. Write these differences in a simple table. A lower total can reflect less included work rather than a lower rate for the same work.
Separate five kinds of cost
Ask which part of the amount relates to labour, materials, access or travel, specialist coordination and applicable taxes. Fixed-fee and hourly proposals allocate uncertainty differently. If the job is hourly, ask how waiting and return visits are handled. If it is fixed, ask which assumptions hold the fixed scope together. Do not assume parking or disposal is included because it is necessary for the visit.
Explain the downtown access effect
The path from the legal vehicle position to the suite can be more important than the distance across town. A long corridor, a service-elevator wait, multiple trips with materials or a restricted work window can change labour requirements. Ask for the access assumptions behind each proposal. A downtown location is not an automatic surcharge; the actual arrangement should explain the difference.
Distinguish condition from floor area
A small kitchen with heavy buildup differs from a larger maintained kitchen. A compact closet with uneven walls and many drawers differs from a simple larger frame. The relevant comparison includes condition, components, finish, fixing surfaces and the desired result. Provide the same photographs and measurements to each provider so the proposals are based on the same evidence.
Resolve a large gap before deciding
Ask each provider to explain omissions and allowances in writing. Once the scope, materials, access and timing are aligned, an unexplained large gap is a reason to seek another opinion. A remote estimate remains provisional where physical inspection is needed. Keep the final approved scope with the invoice, and request permission for changes before they are carried out. This guide does not declare a universal fair hourly rate or installed price.
